Most Leicester Property Deeds Recorded in July Omit Sale Price
Leicester recorded 14 property deeds between July 10 and Aug. 8, but only one disclosed a sale price: $468,000, for a property listed only as "Leicester, MA," sold by Diana Tran to United Wholesale Mortgage LLC and Mortgage Electronic Registration Systems Inc. With 13 of 14 filings showing no price, that single sale also stands as the reported range and median, a limitation rather than a market signal. Two deeds were recorded on Sabina Circle and two on what appears to be the same Lake View Drive/Lakeview Drive property involving Cogswell family members. Bank and mortgage-servicer names appeared as sellers in a majority of filings, suggesting many recordings were lender-related rather than traditional home sales.
